2. Detailed Equipment Condition Evaluation & Report

Perform detailed surveys of each elevator and escalator to determine the equipment condition, performance, the remaining useful life of major components, code issues, and upgrade/modernization considerations, cleanliness and current level of service and other relevant functionality criteria. Report extensively on findings.

3. Maintenance Deficiencies Audits

Perform a complete inspection of each unit involved. Document all deficiencies between that which is contracted for by the elevator maintenance contractor and that which has been satisfied, in written report.

         Be available throughout the year for client services

4. Due Diligence Audits

Perform a detailed survey of each elevator and each escalator to determine the type of system installed, equipment’s condition and performance, the remaining useful life of major components, code issues, and any considerations for repairs, upgrade or modernization.

5. Maintenance Agreement Contracts

Development a detailed Full Maintenance Agreement to direct the elevator maintenance contractor in the proper performance of maintenance on the vertical transportation equipment. The specification focuses on monthly preventative maintenance which is critical to extending the equipment's useful life.

6. Bid & Negotiations Services

Develop a unique and specific Full Maintenance Agreement to direct the elevator maintenance contractor in the proper performance of maintenance on the vertical transportation equipment. Document to focus on monthly preventive maintenance, which is critical to extending equipment’s life; and repair and replacement items, parts inventory, trouble call service, expected equipment performance levels, etc. Exhibits to the Agreement dictate required man-hours to be performed on each piece of equipment.

Modernization Contract Documents
Develop a modernization specification to be utilized for the bid process with elevator contractors. The modernization specification will specify the elevator(s) to be modernized; the sequence and schedule of the modernization; the codes by which to follow; a detailed list of the individual components to be rehabilitated, replaced, and/or retained; the accepted procedures and standards of workmanship; modernization maintenance, "one-year" warranty maintenance, and other contractual issues designed to protect the owner and produce the best possible equipment modernization.

8. New Construction Projects

Perform a complete overview on new construction projects including schematic design, design development, Construction documentation and the bidding and installation processes.
